Real Estate Plumber in Gaythorne

200+ five-star Google reviews

Renters outnumber owners here at the last census, and the dwelling count sits at 633 flats and apartments against 552 separate houses, so most repairs happen in homes someone else owns. A real estate plumber Gaythorne managers, owners and tenants call works inside Queensland's tenancy rules as much as inside the pipework.

Who to Call When a Rental Needs a Plumber

Queensland's tenancy Act splits every rental repair into two types, emergency and routine, and the type decides the first phone call. The emergency list covers:

  • gas leaking anywhere in the home
  • the gas or water supply failing
  • a blocked toilet or a broken one
  • a burst water service, or a serious leak from one
  • flooding
  • an essential appliance failing, such as a cooker, a heater or a hot water unit

Repairs that lift a rental to the minimum housing standards count as emergencies too. Everything unlisted is routine: the tenant tells the property manager or owner, and the fix happens inside a reasonable time.

Every tenancy agreement lists a nominated repairer and their number, and says whether the manager, the owner or that repairer takes the first emergency call. A phone call counts as the report, and a quick text afterwards is good practice.

If nobody can be contacted in a reasonable time, either side, tenant or manager, can call out a suitably qualified tradesperson. The spend on that emergency is capped at 4 weeks' rent.

QBCC rules place minor plumbing work, from unblocking pipework to repairing broken pipe and swapping a fixture, in licensed hands. Notifiable work adds paperwork: we lodge a Form 4 with the QBCC inside ten business days of finishing, and a copy reaches whoever engaged us, such as the agent.

The tenant controls entry day to day, so the visit time is settled between tenant and manager before we attend.

Tap, Shower and Toilet Limits for Rentals

A rental is water efficient under Queensland rules when every internal cold tap, single mixer and showerhead flows at 9 litres per minute or less. Toilets need a dual flush: 6.5 litres or less on a full flush, 3.5 litres or less on a half flush, and an average of 4 litres or less. The average allows that figure, worked from 1 full flush and 4 half flushes.

These numbers form the test for charging a tenant for all water, not a standard every rental is forced to meet.

Only some taps count towards the flow limit:

  • cold taps over basins, kitchen sinks and laundry troughs, single mixers included
  • showerheads anywhere inside the home

Exempt are bath taps, outdoor garden taps and taps feeding washing machines and dishwashers. The Residential Tenancies Authority suggests 3 stars or better on the water rating label for fixtures made from 2005 onwards, as guidance rather than law.

Tap and toilet replacements are regulated work, carried out by a licensed plumber. Anyone may change a shower head, provided the new one meets the standard. Our tap replacement page covers the licensed side of that line.

When a Tenant Need Not Pay a Water Bill

Four conditions, all required, let an owner or manager pass the whole water bill to the tenant:

  • the rental has an individual meter, or its water arrives by vehicle
  • the rental passes the water efficiency test above
  • the agreement names the tenant as the one who pays for water
  • the tenant receives a copy within four weeks of the bill arriving with the owner or manager

Both sides get four weeks. The owner or manager has four weeks from the bill arriving to pass it on, and a late bill is one the tenant can refuse. A tenant handed the bill in time then has four weeks to pay.

What can cross to the tenant: the bulk water charge levied by the State, plus the usage charges for water, once every condition holds. The charge for sewerage usage and the fixed access charges remain the owner's or manager's to pay.

A rental that fails the test works differently. The Act has the owner or manager cover a 'reasonable amount', a figure the Act never defines, so owner and tenant settle the figure between them when signing. The tenant may be asked to cover only the excess, and only where the rental is individually metered and the agreement puts water on the tenant.

What a Rental Water Efficiency Check Covers

The check measures each cold tap inside, each single mixer, each showerhead and each toilet against the Queensland limits, and flags whatever falls short. Every fixture carries a label under the Water Efficiency Labelling and Standards scheme, or WELS, printing its star rating and flow figure. We read that label rather than guessing.

The fix depends on what failed. A licensed plumber swaps the taps and toilets that miss the marks, and a shower head can be swapped by anyone. The check produces no certificate, no written report and no sign-off, and no price is promised here.

The check earns its keep along Samford Road, where the unit blocks repeat builder-grade mixers and showerheads down a whole stack, so one visit often flags the same fitting in several flats. Where a bill has climbed with no obvious cause, a hidden leak can be the culprit instead, and our leak detection page traces it before anyone argues over the meter.

Rental Plumbing Questions Owners and Tenants Ask

Call (07) 3523 7172

Which plumbing faults are emergency repairs in a Queensland rental?

Gas leaking, the water or gas supply failing, a toilet blocking or breaking, a burst water service, flooding and a failed essential appliance all count as emergencies. Anything unlisted is routine.

Can a tenant in Gaythorne arrange their own plumber for an emergency?

Yes, though only once the tenancy agreement's emergency contact cannot be reached in a reasonable time. The tenant or the property manager can then bring in someone suitably qualified, and the spend is capped at 4 weeks' rent.

What flush volumes does a rental toilet need?

Dual flush, with a full flush capped at 6.5 litres and a half flush at 3.5 litres. The average must stay at 4 litres or under, worked out across five flushes.

When must a Gaythorne owner give a tenant the water bill?

Within four weeks of the bill reaching the owner or manager. A bill that arrives later is one the tenant need not pay, and a tenant who gets the bill in time then has four weeks to pay.

What does a water efficiency check involve?

A plumber checks each indoor cold tap, mixer, showerhead and toilet against Queensland's rental limits, reading the rating label on every fixture and noting any that fall short. A licensed plumber replaces what fails, and no certificate or report is promised.
